PROPOSED COMMONWEALTH OFFICES, LONDON.  

Situation Corner Northumberland-avenue and Charing Cross, Trafalgar Square.  

Area—8,683 feet. Title—Freehold.  

Price—£198,000. Terms 10 per cent, cash, balance on first mortgage four years, redeemable at  

will.  

Commonwealth to take over subject to existing tenancies, i.e., to become landlord and receive rents  

from office and shop holders, &c.  

Full vacant possession, 1912. '.\  

Present rent from property, £9,740 per annum.  

If present buildings to be retained, repairs will be necessary—estimated cost .. .. £16,000  

In event of Commonwealth occupying present building as Government offices—estimated

Extracts letter from Captain Collins, 7th August, 1908, and from various cables.  

The property now offered to the Commonwealth by Mr. Lyons, owner of the freehold, consists of  

an area of 8,683 superficial feet, with frontage of 201 feet, situate at the corner of Northumberland-  

avenue and Charing Cross, in Trafalgar Square. The title is freehold, and is being sold subject to lease  

of 25 years from 1887, of which the unexpired term is about four years, subject to ground rental of £4,000  

per annum. Its position will be seen from the *plan and photographs attached. new road is in process  

of construction extending in direct line from the Mall to Trafalgar Square. In the opinion of Lord  

Jersey and others, this will add greatly to the value of the site.  

Reports from Mr. Howard Martin, one of the leading valuators of London, dated 2nd July, 7th  

August (extract from Captain Collins’ letter) and 20th August (extract from letter addressed to Captain  

Collins by Mr- Howard artin) are appended.  

Considerable correspondence having taken place, the Government decided to endeavour to acquire  

the site, but it was decided to obtain immediate possession without the incumbrance of any leases. On  

29th July the London Representative of the Commonwealth was instructed to offer Mr. Lyons, subject  

to the approval of Parliament, £200,000, for vacant possession in six months.
